
National Rental Affordability Scheme (NRAS)
The National Rental Affordability Scheme (NRAS) is an Australian government initiative aimed at increasing the supply of affordable rental housing. It was introduced in 2008 to provide financial incentives to property investors and developers to build and rent new dwellings at rates that are at least 20% below the market rate. The scheme is designed to assist low-to-moderate income earners who may struggle to afford market-rate rentals.
HHR is one of the most successful Approved Participants and property managers for investors under the National Rental Affordability Scheme. Since the scheme's inception in 2008, at the peak of NRAS, HHR managed over 1,500 affordable rental homes across Australia.
HHR is experienced in tenant selection, property management and NRAS compliance to ensure investors receive the maximum NRAS incentive each year. While the NRAS has helped increase affordable housing options, the Scheme closed to new applicants in 2014, meaning no new NRAS properties are being added. However, existing NRAS properties continue to provide affordable rental options until their 10-year incentive period expires with the Scheme fully expiring by June 2026.
