The lease term is determined by the property owner, with a preference for offering 12-month agreements to foster long-term relationships. 

Rent prices vary depending on several factors and differ across housing models. Any rental increases will comply with legislation and involve consultation with the property owner. For details on how your rent is calculated, please contact your property manager.

A bond is held and lodged with the relevant state authorities, which is returned at the end of your tenancy after the property has been inspected and found in acceptable condition.

Before moving in, you'll meet with your property manager to complete the sign-up process, which includes reviewing the lease agreement, terms, conditions, and necessary documentation. You will also receive an ingoing condition report, detailing the property’s condition with supporting images. It’s important to review this report and provide any comments, as it will be referenced when you vacate the property.

You will be given keys and any necessary access to secure the property, which must be maintained and returned at the end of your tenancy.

Rental payments will be different depending the state you live in, however we will provide you with multiple ways to make rental payments as per state legislation. You will receive instructions on how what you need to do to make rental and other payments, including any invoices, water or any other types of payments.

At HHR, we have a zero-tolerance approach to rental arrears. We will clearly explain when rent is due, and the process we will follow should you fall into arrears. If at any point your circumstances change or know you will be in arrears, we encourage you to contact your property manager to advise.

During your tenancy, we will conduct quarterly property inspections and notify you in advance. These inspections are to ensure the property is well-maintained and does not require additional upkeep.

As a tenant, you are responsible for the property's care. If you wish to make changes—such as hanging pictures or painting—please seek our approval first, so we can obtain written consent from the property owner.

For pet ownership you will be required to complete a pet responsibility form, please contact your property manager for further details.

Maintenance issues may occasionally arise during your tenancy. It’s important to us and the property owner that these are addressed promptly to ensure the property remains safe and fully functional.

If you intend to end your tenancy, please notify your property manager as soon as possible. They will guide you through the required notice periods and the vacate process based on your situation.

As part of the vacate process, you will need to complete an exit report, which will be reviewed alongside the ingoing report from when you moved in. After we inspect the property and assesses its condition, we will apply to the relevant state authority for the return of your bond. If there are any outstanding maintenance issues for which you are responsible, a portion or all of your bond may be withheld.
